Villa General Manager / Estate Manager – Santa Teresa

About the role

Utopia is seeking a highly organized, service‑oriented General Manager to oversee a luxury private villa in Santa Teresa. You will ensure the residence is maintained to impeccable standards year‑round, coordinate vendors and seasonal staff, and deliver a seamless guest experience.

Key responsibilities

• Oversee and coordinate all maintenance and service activities to keep the property pristine throughout the year.
• Build and manage seasonal operational plans for guest use (summer season) and off‑season care.
• Develop and control the annual budget, tracking expenses, vendor contracts, and service quality.
• Lead and supervise external vendors and seasonal staff (cleaning, gardening, pool, catering, security) to guarantee consistent high standards.
• Support guest stays by preparing the property before arrival, ensuring smooth day‑to‑day operations, and responding to urgent needs.
• Ensure compliance with local regulations, permits, and safety requirements.
• Provide regular reporting to ownership and suggest improvements to enhance efficiency, cost‑effectiveness, and guest experience.

Required profile

• 8+ years of senior operations experience in luxury hospitality, property, or private residences.
• Strong technical understanding of property maintenance, vendor management, and facility operations.
• Excellent organizational and budgeting skills with ability to manage multi‑vendor contracts and seasonal workflows.
• High service orientation with a discreet, professional, and guest‑focused mindset.
• Strong communication skills in English and ability to work independently under pressure.
