Client-Side Construction Project Manager

About the role

We are building a private, long‑term retreat in Nosara, Costa Rica, designed to host up to twelve guests with dedicated spa, kitchen and dining facilities. The client‑side Construction Project Manager will act as the owner’s representative, guiding the project from final design through construction, furnishing and operational hand‑over.

Key responsibilities

• Review design drawings and scope, understand site conditions and develop owner‑side procurement, import and logistics plans.
• Oversee the general contractor’s daily work, monitor progress against the schedule, verify quality, and ensure compliance with drawings.
• Manage the owner‑supplied budget, track expenditures and report status to the design team.
• Coordinate finishes, fixtures and FF&E for guest rooms, spa, kitchen and dining hall, working closely with architects, engineers and freight providers.
• Lead the close‑out process, drive the punch‑list to completion and prepare the retreat for operational readiness.
• Source equipment, set up systems and services, and resolve on‑site issues to keep the project on track.

Required profile

• Proven experience as a client‑side/project manager on complex construction projects.
• Strong knowledge of construction processes, budgeting and schedule control.
• Ability to work on‑site in Costa Rica and manage logistics for imported materials.
• Highly organized, resourceful and able to make decisions quickly.
• Excellent communication skills to liaise between owners, contractors and design teams.
