Facilities Manager

About the role

The Facilities Manager will oversee site‑level facilities operations at Johnson & Johnson’s Alajuela campus, ensuring a safe, clean and compliant workplace for employees and visitors. This role leads staff, contractors and service providers while managing building systems, preventive maintenance and capital projects.

Key responsibilities

• Manage day‑to‑day facilities services including maintenance, security, janitorial, landscaping, parking and waste management.
• Lead, coach and develop facilities staff, contractors and service teams.
• Oversee building infrastructure such as HVAC, electrical, plumbing, alarms, laboratory and clean‑room systems.
• Conduct inspections, audits and preventive maintenance to identify issues and drive continuous improvement.
• Manage vendor relationships, service agreements, performance metrics and KPI monitoring.
• Plan and execute renovations, expansions, upgrades and space‑planning projects in partnership with stakeholders.
• Ensure compliance with building codes, fire codes, safety regulations and environmental standards.
• Support budgeting for OPEX and CAPEX, monitoring costs and financial targets.

Required profile

• Associate’s or Bachelor’s degree or equivalent experience in facilities management, engineering or related field.
• 6‑8 years of facilities management experience, including laboratory or clean‑room environments.
• Proven people‑management skills and ability to coordinate multiple service providers.
• Strong vendor management, contract negotiation and project execution experience.
• Excellent communication, organizational and multitasking abilities.

Required skills

• HVAC, electrical and plumbing system knowledge.
• Experience with ISO 14001 Environmental Management and ISO 50001 Energy Management systems.
• Facility management software proficiency.
• Microsoft Office Suite proficiency.
